SMALL ASSET
HELLO, FRIENDS My name is Pritam, and today I'm going to talk about assets, asset types, and the smallest asset.
An asset is a thing or product that contributes money to your bank account.
The term "smallest" refers to an asset that requires very little money and effort to manage and generate income.
(Cash flow).
For example, if you spend 100 rupees to rent a video camera for a day and earn 1000 rupees, your net income is 1000-100 = 900.
which means ₹900 flows into your pocket. which is a small example of an asset.
Top Assets That Put Money in Your Pocket
- STOCKS/EQUITY/BOND
- Franchise, small business, or online business
- PROPERTY (REAL ESTATE)
- REITs
- Farm Land or Land Rental
- Peer-to-peer lending
- Royalties (from a song, book, or Patent)
- CAR RENTING
- WEBSITE(BLOG)
- ART INVESTING
- FREELANCING
What are the best five assets?
The top five assets are
- REAL ESTATE
- Farm Land or Land Rental
- REITs
- Peer-to-peer lending
- STOCKS/EQUITY/BOND
- REAL ESTATE
In this type of investment, you get rent regularly, and you buy it with loan money, which means inflation is on bank money. You also get the indexation benefit, for which your income tax will be zero.
2. Farm Land/Land Rental
Whatever you produce on farmland reduces your food costs while also generating some income, which is agricultural income, which is tax-free.
LAND RENTING:
If you put the land on rent or lease it also gives some income if you take rent in form of grain then it not only helps you get reduced food expenses but also helps you to save tax.
3.REITs
Its stands for REAL STATE INVESTMENT TRUST
It is a trust that handles money invested in real estate and manages all aspects of the property; it manages leasing space, rent collection, dividend payments to shareholders, and all types of legal matters for a nominal fee.
What are the types of REITS?
Types of REITs
- Retailer REITs
- Residential V
- Healthcare REITs
- Office REITs
- Mortgage REITs
REITs are required to pay out 90% of their taxable income to shareholders, so their dividend is much higher than the average stock. REITS, in my opinion, is one of the best passive income streams.
- Peer-to-peer lending
Everyone knows that it is the riskiest and most interest-paying asset, but if you know how to manage the money, distribute the loan, and manage the risk, it can be the best reward or cash flow if handled correctly.
4. STOCKS/EQUITY/BOND
This is distinct in that, once invested in, it requires very little time and effort, but you have no control over stocks.
You have to follow certain rules for that. You can't invest forever, you have to keep selling your stock for regular cash flow until your stock cash flow has enough money for your small spending, and after that small spending, you need to invest for long terms in a stock that you believe will most likely carry on its service over decay.
This topic is about investing in stocks. When you invest in a stock, you are buying a piece of a company that will be worth more in the future. You can make money from stocks by selling them for more than you paid, or by earning dividends from the company. Stocks can be a good investment because they can help you make money without having to work for them. However, you have to be careful when investing in stocks because there is always the risk that the stock will go down in value.
Your first plan in equity should be to generate cash flow; once your investment equals your return, you should spend some of it on yourself and invest the rest to create new assets. Here equity means investing in an equity mutual fund.
Bonds can also generate cash flow, and because they are less risky than stocks and equity investments, their very nature will help.
However, because I believe you should diversify your risk across these stocks, equities, and bonds, these are the best investments for beginners.

What are the assets to buy?
What are the easy asset types?
These are some assets with which you can easily generate cash flow.
- stock investment and its dividend earning
- REITs investment and dividend (rent) earning
- Royalties from songs, patents, and rights
- Mutual funds that generate cash flow
All of the above required a good understanding and then an investment, and money comes into your pocket regularly.
Is gold an asset?
I believe this is because gold's value never declines over time; it may not provide cash flow, but it always outperforms inflation.
It has a very limited supply, and you can easily get a loan on that. If you have rupees in the bank, their value has depreciated; however, if you take out a gold loan from the bank, the value of gold will rise, exceeding the loan's value.
What does the term "asset" in business mean?
In business, an asset means an item of value owned by a company.
There are two types of business assets:

There is a simple money-making rule:
If you do not have money, try to get it.
You must protect whatever you have.
WHATEVER YOU HAVE TRIED TO INCREASE IT
THEN INVEST THAT INCREASED MONEY INTO THE RIGHT PEOPLE.
A bee gently extracts honey from a flower without harming the flower, whereas you must take money from others.
Collection money is just like gardening—water the plant, take care of that plant and then collect fruits or flowers.
Do not give anything for free; take something in exchange, that creates a value system.
Always be cautious because "a big fish eats a small fish," but you never know how much a fish drinks.
Always make good friends, but the real challenge is to keep those friends for life; it can help you achieve your goals more smoothly.
